(1) Buyer may purchase a homesite, design and build a custom residence, subject to approval of the Architectural Committee of Bluegrouse Ridge Homeowners Association.
(2) Buyer may select one of the above plans designed by Brunelle Architects and ready to be built by Magleby Construction Sun Valley LLC to be sited on homesite selected by Buyer. Prices are based on estimated construction costs prepared by Magleby and are subject to change depending on finish selections and any
modifications to current plans. These estimated costs include hard costs of construction including contingency allowance, contractor’s overhead and profit, architect and engineering expenses, permits, construction and liability insurance, landscaping allowance, realtor commissions and title expenses. Expenses not included in estimate are cost of homesite, Buyer’s closing costs, real estate taxes, HOA fees, and all costs associated with a construction lender, if any.
